The Tenant I Didn't Expect
One of the most useful things I've learned in small bay industrial is that the best tenants are often the ones you didn't go looking for. I've had auto detailers, food producers, personal trainers, specialty fabricators, and a few businesses I still can't fully explain walk through my doors. Some became my longest-tenured tenants. Some were gone in 18 months. The tenant mix in small bay is genuinely different from anything you'd underwrite on paper. What's the most unexpected tenant you've had — or seen — in a small bay building? And did it work out?
Renovation Scope Creep
I once approved a "minor electrical upgrade" that turned into a full panel replacement, a load calculation audit on three units, and a two-week delay on a lease start. The tenant was understanding. The budget was not. That was the last time I let a contractor define "minor." Every scope item in writing now. Every change order requires a signature before work starts. No exceptions.
