What are you seeing for construction costs per square foot in your market? All-in Cost = Land + Hard Costs + Soft Costs If you can share the city and the numbers you’re seeing, that would be a great help.

I am working on a 54 unit/ 74k SF flex development in Warren County / Maineville, Ohio and my team is running into problems convincing the local water department that flex is a low volume water user. Has anyone else run into this problem? Currently looking at a $260k tap fee! The county engineer is estimating the parks usage at 180,000 gallons per month... If anyone has usage data they would be willing to share it would be greatly appreciated! I am working on a building a data set of comparable flex developments water usage in hopes they will reconsider usage estimates. If you have data to share we would like to know the Square footage, # of units and # of restrooms along with avg gallons per month (copy of a monthly statement to support)
