I am Cody Payne, I run Flex Parks USA and Small Bay Feasibility. We specialize in site analysis for small bay industrial and investment sales and have been in the business for 20 years. Glad to be here with everyone.

I am a 31+ year veteran in the self-storage industry and currently specialize in Property and casualty for self-storage and for Flex space. I saw a shift a couple of years ago for SS investors pivoting to Flex and small bay and I am learning more about this industry to be able to provide p and C coverage for owners and investors in Small bay and Flex. I am an owner of 11 SS locations and am looking at opportunities to be part of the the small bay ownership as well.

Glad to join the group. I’m focused primarily on Gulf Coast industrial development with an operator first approach around IOS, contractor yards, warehouse plus yard, and infrastructure driven industrial sites. One thing I’ve noticed lately is the gap between marketed industrial demand and actual executable demand once utilities, stabilization, access, detention, and truck flow realities get involved. Looking forward to learning from the group and contributing where I can.
