Two new ad angles that started working and a TMM update
So after seeing my Pig 💩 ad working well, I launched 6 new angles the other day. A couple emerged as winners and now I have three solid angles that have potential for attracting buyer leads. 1. Pig 💩 angle 2. Vacation/relax angle 3. Generic talking head video of guy in office At this point, I've paused the ads until we get our distribution and marketplace system in place. For distribution, we're going to be using Juiced and it's a key part of the pitch. So I figured that I'll turn everything back on later. So where I'm at: 1) Frontend funnel part is sort of figured out and I'm able to get leads for around $50-$70 per lead (I suck at media buying) Haven't even tried AI UGC here yet. Just handed leads off to a friend then paused until we have a buyer 2) I think I found a predictable acquisition system for finding buyer leads going after mortgage LOs and Mortgage brokers (there's a longer-term play here where LeadCapture also gets mixed in as part of the sale, but that's a different topic) 3) Now working on getting systems in place, connecting with some people in my network and so on. Once we go live with systems, it will truly be launch time. With that said, still trying to keep this very low lift/low time commit right now. But it's starting to look very interesting to me from some of the early signals. For anyone who has reached out about this and working together, I apologize that I've been slow moving to get back to you. This is very low priority right now. We've got a lot going on at the LeadCapture side between feature development and onboarding some newer /larger customers that I've been pretty busy. My goal here is really just to share what's workin what's not as I launch this, if it takes off and works then I'll figure that side out later. In the meantime, the other two ads that are working well are below. In both cases my CPLs are $6 per lead and blended CPL is about > $8 per lead with all of the testing mixed in. 1/15/26 TapMyMortgage Update (Engaging Buyer Leads)
Updates! I've been super busy with LeadCapture, family got sick, etc so this hasn't been getting as much attention as it deserves and haven't worked on it all this week. But I'm still making slow progress. Most focus as of now has been on the demand side, finding buyers and getting the sales process in place over the weekends. - I have about 8 buyer leads - these are individual loan officers/mortgage brokers with budgets in the $1K - $2K/mo range - Leads are coming from a single FB ad, haven't focused much on going too crazy with ads - CPL is about $5-6 per lead - After my leads came in I had an 'oh shit!' moment and had to get a sales deck together, so I pulled it together over the weekend, then needed to start re-engaging the leads. Currently 2 are interested so far, but they are unsure about the price per lead, saying it's too high for them. The biggest challenge right now will probably be getting buyers to agree to the pricing, I might have to reduce some prices to get some tests in. At some point, I'll probably begin to contact large buyers, lead aggregators, etc. There are so many angles, even going after people. who are already buying leads from companies like lending tree. Just need one to say 'yes' and make that first test purchase then I'll be back to the supply side

My Meta ad to find buyer leads is running at a very low budget just $5 per day🤣 - currently up to 7 qualified leads (it show 6, but it's actually 7) - My funnel is converting at about 9% - Spending just under < $3.5 per lead This are all loan offers and mortgage brokers. I'm getting the nmls number right in the funnel and verifying to confirm they're legit. This week, I'll be working on the sales pitch and next week I'll hopefully close at least one. All of my leads are coming from the pig 💩 ugh-style ad After I get the more systems in place I'll plan to scale this up, for now just trying to get some buyer leads in to learn.

First inbound buyer lead from meta for $0.71 CPL (I got lucky I think)
First valid inbound buyer lead from Meta 🚀 From a UGC-style ad that I launched today on Meta targeting LOs. It looks like my crazy angle of some mortgage broker shoveling big shit is the one that drove the lead 🤣 Total spent on that ad so far $0.71 so that's a < $1 CPL 🤯 ... I know it won't hold up but pretty crazy to see. I think I got pretty lucky, or maybe this angle will work. Time will tell. Wasn't expecting one to come in so fast.

Week 5 Update: TapMyMortgage Lead Gen Brand
Short update ... Week #5 I’m on a much-needed holiday break this week and next, so I’m not pushing hard right now. We also have Q1 planning with the LeadCapture engineering team at the end of this week, so I’ll ramp things back up in the new year. That said, here’s where things stand: Progress - Picked up a couple of leads from Meta at around $60 per lead. Quality looked solid. These came from UGC-style video ads (more on that soon). - Paused ads for now because I want to find buyers now and my friend who I'm handing leads off to is on vacation. - Subscribed to Juiced and started working through lead segmentation with Kyle from the Juiced team. Juiced will handle backend lead distribution and buyer payments. I hadn’t seen some of the newer updates since the last time I looked and it blew my mind. Super powerful platform. I’m genuinely excited about it and will share more about how we’re using it. What I’m working on next - Finding buyers. With Meta finally working and the tech stack coming together, it’s time to focus on demand. Juiced will be a big part of this, since it allows buyers to be onboarded into a clean system where they can purchase leads on demand. For now, I’m planning to start by going directly to mortgage companies and LOs rather than after aggregators. Lesson learned: Starting without buyers was a mistake and I knew that going in. The “right” way to do this would’ve been to line up buyers first and get clear, direct feedback on what they consider a qualified lead. Mortgage leads get complex fast, and the definition of “qualified” varies more than I expected and that' coming from someone who even worked in the mortgage space for awhile. That said, I tend to jump in, build momentum, make mistakes, and then course-correct. Action beats perfection. Mistakes are fixable. This will be another slower week with the holidays, but we’re also getting close to a landing page update for LeadCapture, which I’m excited about. Things should pick up in January.
