1/15/26 TapMyMortgage Update (Engaging Buyer Leads)
Updates! I've been super busy with LeadCapture, family got sick, etc so this hasn't been getting as much attention as it deserves and haven't worked on it all this week. But I'm still making slow progress.
Most focus as of now has been on the demand side, finding buyers and getting the sales process in place over the weekends.
  • I have about 8 buyer leads - these are individual loan officers/mortgage brokers with budgets in the $1K - $2K/mo range
  • Leads are coming from a single FB ad, haven't focused much on going too crazy with ads
  • CPL is about $5-6 per lead
  • After my leads came in I had an 'oh shit!' moment and had to get a sales deck together, so I pulled it together over the weekend, then needed to start re-engaging the leads. Currently 2 are interested so far, but they are unsure about the price per lead, saying it's too high for them.
The biggest challenge right now will probably be getting buyers to agree to the pricing, I might have to reduce some prices to get some tests in.
At some point, I'll probably begin to contact large buyers, lead aggregators, etc. There are so many angles, even going after people. who are already buying leads from companies like lending tree.
Just need one to say 'yes' and make that first test purchase then I'll be back to the supply side
