Quick update for this week team — one key change you need to be aware of: 📅 MONDAY (Today) — 11:00am Property Sentinel Masterclass — Unicorn OS v2 Walkthrough This is a rescheduled session (moved from Tuesday), and it’s an important one. I’ll be walking you through: - Why I’m rebuilding Unicorn OS from the ground up - What Property Sentinel actually is (and where it’s going) - How the system is being designed to improve execution, not just knowledge - The underlying logic, structure, and user flow This isn’t just a “watch and learn” session. I want you on there to: - Understand how this will directly support your deal flow - Pressure test the logic and usability - Shape how this evolves as we build out the MVP I’ll also briefly touch on how people can get involved at an investment level for those who are interested. Bottom line: If you’re serious about building a proper pipeline and executing at a higher level, this session will give you a clear view of where things are heading. See you there.

I've spent a fair bit of quality time thinking about what I want from all of this (& life generally) and have put together a set of SMART goals and actions that are already helping me shape my days more productively. Got to admit, I was skeptical about the #thisismyera diary, but it's proven it's worth already. Just need to make sure I keep using it and adhering to the plan day by day.

Deal sourced in our Property Assistant application found us a property to view last week in Blackpool. 2 bed flat in the town centre needing a light refurb. Flat also has parking which is a huge bonus. Repossessed by the bank and up for £50,000. Offered £42,000 which was refused and final offer of £43,500 given and accepted. GDC £10,000 GDV £89,480 ROI 41.17% Funds left in : - £3728 When we get the keys we are going to turn this round in 4 weeks and arrange for management company to source tenants. As we getting all our money back out on refinance plus some, we are adding to our portfolio as a BRRR instead of flipping.

We have just started back on expanding our portfolio and have landed a corker to flip on one of our first viewings. 3 bed semi in a very sought after area. Up for £200,000 and got it for £175,000. £30,000 refurb and similar properties on the same street going for £260,000 - £280,000. Without Rob's training we certainly would not be working from home now and free from our old contracting jobs!!!!! Just shows what long hours, commitment, training and hard work can change your life.
