I just thought I’d share this following yesterday’s topic, as it’s been a bit of a game changer for me. I’ve built a property acquisitions pipeline with ChatGPT that acts like a mini CRM and deal analysis system for every property I source. Instead of jumping emotionally from one listing to the next, every deal gets logged into a spreadsheet and moved through colour-coded stages: Raw Lead (grey), Watchlist (yellow), Active Lead (green), Negotiation/Under Offer (blue), and Completed (purple), plus a separate Future Empire Assets (gold) category for larger long-term opportunities. Each property is logged with all the key information in one place, including the agent’s details, listing web link, asking price, sq ft, £/sq ft, tenure, income and yield, so nothing gets lost. Each deal is then scored out of 10 and analysed for seller motivation and—most importantly for my strategy—hidden optionality (title splitting, upper-floor conversions, mixed-use angles, vacant space, etc). It’s genuinely helped me stop random browsing and start approaching property sourcing in a much more structured and strategic way, making it far easier to filter what’s noise, what’s worth watching, and what’s a genuine opportunity.
