Always Being Agile
As we use our own property sourcing application to source our own deals we have realised we can not do every deal our sourcers find. We have moved in to our property investment business full time along with developing our app - Property Assistant AI, we have realised we need to improve our cash flow. We have self funded the app for almost 12 months now and the deals we have in conveyancing are not progressing quickly enough for our refurbs to start. So we pivoted last week and decided we need to be selling on our deals to investors. 1 week later and we already have partnered with two companies who will push our deals to their investors. Rob never said this journey would be easy but by working in an agile way enables us to keep our dreams alive.

Am i being realistic?
Afternoon all, hope you're all well, i'm working my way through the early parts of the roadmap and tutorials. One question i have to the people further down the road than myself, how realistic am i being in my Cashflow model? £150k start funds, 70% leverage, Val add 30%, re cycle 70% and ROCE 75%. Is this a realistic aim? or am i going to be wasting time looking for something that is highly unlikely and show lower my expectations? Would really appreciate some others thoughts. PS strategy im looking at but not limited to are Mixed use commercial/resi - Guest house to Hmo. Thanks

Hiya Richard, Hope you are well. This it is at the very top end of any deal and not something you would expect to find regularly. 30% value add possibly on heavy refurb, change of use, or distressed sellers. We have achieved this recently on a cracking deal but it was a repossession that our deal finder app found before others got to view the property. Our ROI is 69.49 but its not a deal I think we will find too often. Fran.

Good Evening all, hope you've all had a good week. I have just joined the Wealth academy today and wanted to introduce myself. Im Richard Lambie, im from a small market town in Lincolnshire. Husband and Father of 2. Work wise i have been in corporate automotive career for the last 25 years but also a have little experience in property. I ran a R2R hmo business for 7 years between 2016-2023. I also built our family home between 2014-2016 (not with my bare hands) but designed and managed the whole build. My 90 day goals are to deep dive into the workings of everything within this academy and what it has to offer and hopefully lay down all the ground work to starting a new property business which can firstly give me choices around work, secondly support my retirement and thirdly legacy planning to have something to pass on to my children. I am interested in mixed use property and larger hmo. Im not looking to be hands on with tenants and i am looking to make everything as handsfree as possible longer term. Family comes first with me, always. Looking forward to meeting some new people, sharing some tips and experiences, and having a bit of fun along the way.

Hi Richard, We are property investors and started our journey 4 years ago with a couple of BRRR's. We completed Rob's course 3 years ago and since then have managed to become fulltime in property investment and have recently launched a PropTech application for sourcing and analysing deals.
