Pipeline
I just thought I’d share this following yesterday’s topic, as it’s been a bit of a game changer for me. I’ve built a property acquisitions pipeline with ChatGPT that acts like a mini CRM and deal analysis system for every property I source. Instead of jumping emotionally from one listing to the next, every deal gets logged into a spreadsheet and moved through colour-coded stages: Raw Lead (grey), Watchlist (yellow), Active Lead (green), Negotiation/Under Offer (blue), and Completed (purple), plus a separate Future Empire Assets (gold) category for larger long-term opportunities. Each property is logged with all the key information in one place, including the agent’s details, listing web link, asking price, sq ft, £/sq ft, tenure, income and yield, so nothing gets lost. Each deal is then scored out of 10 and analysed for seller motivation and—most importantly for my strategy—hidden optionality (title splitting, upper-floor conversions, mixed-use angles, vacant space, etc). It’s genuinely helped me stop random browsing and start approaching property sourcing in a much more structured and strategic way, making it far easier to filter what’s noise, what’s worth watching, and what’s a genuine opportunity. Happy to share the spreadsheet / framework with anyone who thinks it might help them too.

Coaching Session 16 June 2026
Today’s Academy coaching session was a big one. We went deep on something that sounds simple, but quietly determines whether most people ever succeed in property: Systems. Protected time. Pipeline. Because the reality is, motivation is unreliable. Most people launch into something full of energy… then hit what Seth Godin calls The Dip. No immediate results. No deals landing. No dopamine hit. That little voice starts whispering: “Maybe this doesn’t work.” “Maybe I’m not cut out for this.” “Maybe I picked the wrong strategy.” But this is the bit nobody talks about. The people who ultimately win are not usually the most talented. They are the people who keep showing up when it feels boring, slow, frustrating and like nothing is happening. That is where protected time and pipelining systems matter. Because systems carry you when motivation disappears. And your compelling vision, the thing you actually want your life to look like, is what gets you through the dip. Great session this week, Rob — very timely and lots resonated with me. I’ll get the ball rolling with my 7-day plan. Over the next 7 days I’m implementing protected acquisition time with a simple pipeline and weekly structure I can stick to — Sunday sourcing, Monday agent calls, 3–4 viewings per week, and at least 1 offer submitted every week. I’ve realised I’ve definitely hit the dip and have been measuring progress by whether I’ve bought a deal yet, rather than by the leading actions that actually create momentum — sourcing, agent relationships, viewings and offers.
