We'll be focusing on the conceptualisation phase—identifying where the value is, what the quickest and highest-impact value-add opportunities are, and how experienced investors think about structuring a deal before they commit to it. As many of you know, we've been quietly building Sentinel, our AI Co-Investor designed to help property investors make better decisions, faster and with more consistency. We're almost ready to put the first pre-MVP version into the hands of real investors and start refining the AI agents using live deals and real-world feedback before I launch MVP later in the summer. I'm looking for the first 10 Academy members to join our founding beta tester group from the week commencing 13th July. These will be live Zoom sessions where you can bring real properties, deals, or opportunities, and we’ll talk through the conceptual thinking behind them. This is not an appraisal session. The focus is on: - Angles - Value-add opportunities - Strategic thinking - Pattern recognition - Concept development The goal is to help sharpen judgement and create the sort of pattern recognition library that feeds directly into Sentinel. Today’s Academy coaching session was a big one. We went deep on something that sounds simple, but quietly determines whether most people ever succeed in property: Systems. Protected time. Pipeline. Because the reality is, motivation is unreliable. Most people launch into something full of energy… then hit what Seth Godin calls The Dip. No immediate results. No deals landing. No dopamine hit. That little voice starts whispering: “Maybe this doesn’t work.” “Maybe I’m not cut out for this.” “Maybe I picked the wrong strategy.” But this is the bit nobody talks about. The people who ultimately win are not usually the most talented. They are the people who keep showing up when it feels boring, slow, frustrating and like nothing is happening. That is where protected time and pipelining systems matter. Because systems carry you when motivation disappears. And your compelling vision, the thing you actually want your life to look like, is what gets you through the dip.
