Curious to get some opinions from experienced operators on this:
There’s a 92-unit self storage facility I’ve been looking at that is actually very nice:
- updated facility
- climate controlled
- limited competition (only about 3 other facilities in town)
- only climate-controlled option in the area
But occupancy is still low.
One thought I had was bringing in a U-Haul Neighborhood Dealer setup first:
- trucks parked on-site
- no truck maintenance responsibility
- additional visibility/traffic
- possible customer acquisition funnel
Then potentially:
- letting U-Haul advertise the facility
- using their management system/website integrations
- leveraging their customer traffic during moves/transitions
My thinking is the issue may not be the product itself, but visibility/customer acquisition.
Would love to hear thoughts from people who’ve done this before or other ideas you’d focus on first to increase occupancy.
