@Dave DeMink Hoping you can provide a PFS template mentioned in your Live Case Study... Which BTW if anyone hasn't yet listened to this case study series.. YOU ARE MISSING OUT. You can find it under "classroom".

Case Study Video Series
Just discovered Dave's Case Study video series... this stuff is GOLD and likely the majority of your questions related to finding facilities, underwriting, operations, deal negotiation, follow up, etc. can be answered in these series. CHECK THEM OUT!!

@Dave DeMink were the office spaces at Berkley included in the OM and your underwriting - I didn't see the 800sf space on your underwriting.. Or did you consider them completely separate / icing on the cake?

@Dave DeMink you mention you underwrite 80% customers signing on with your insurance. Do you make it a requirement for your pre existing customers? We made it a requirement for NEW customers and have not yet pulled trigger on pre-existing. Thoughts?
IL Facility
Any Storage-Ace-ers looking in southern Illinois? We’re referring out a small facility (3600 sqft) with room to either more than double in size or add a fair amount of parking. Looking for about a 10 cap and open to seller financing. Could be a great starter facility or expansion for an existing portfolio in the area.

Management Question
We use ESS - is there a way to save payments for those tenants that login to their account every month to process payment. We'd like to have some leverage against them for if and when they move out - to ensure they leave it in a clean state. Any suggestions? We could make it a requirement to have a payment saved on file. Likely would need to change our storage agreement.

Thanks for the response Kenny- we know how to save payments when we process payments on our end BUT we have some tenants that do it themselves every month on their end.. we go to their account and there is no payment saved because they are not saving it. This would probably require us calling those tenant and getting that payment method so we can save it on our end. Hope all that makes sense haha!
