Texas Self Storage Association e-Lease
From what I understand, the TSSA eLease is an additional yearly licensing subscription, so it does not come automatically with the membership. If you're operating in Texas, have you used the TSSA eLease with your system such as ESS? If you don't use eLease, what else do use? I'd figured the TSSA eLease would be the easiest and saftest way to go (just don't like that they charge you extra even for members).

I’d confirm whether the eLease stays updated with Texas law, integrates cleanly with ESS, and lets you export every signed document. Those three things matter more than the membership discount if there is ever a dispute.
How "involved" are operations?
I have 3 triplexes that I use a property manager for. I have been learning every day about self storage. I have been considering selling my triplexes and buying a $3m facility. I recently listened to a podcast that talked about day-to-day operations... What goes on after the deal is closed. So I'm wondering, what's involved in that? They mentioned doing SEO, which I'm not scared of because I've done it before for eCommerce, but it made me realize I want to know what I'm getting myself into before buying a facility. They also mentioned I probably shouldn't self manage and should hire a manager or boots on the ground instead. Are there property management companies that will handle all this - The Google My Business profile, SEO, marketing, rate management, etc.?

The surprise seems to be how much of storage is marketing, collections, and vendor management instead of tenant interaction. I’d shadow an operator for a week before trading three managed properties for one facility.

owners with larger facilities (many buildings) - are you labelling your storage buildings for tenants (showing on the side of the bldg "1-100, etc." If so where are you sourcing your vinyl stickers/signs? We'd ideally like to have large reflective vinyl numbers (or potentially make metal signs - although more expensive)

Reflective numbers are worth it when tenants or emergency crews need to find a building at night. I'd mock up the numbering from the driver's view first, then use one consistent size and placement across the site.

One practical addition is to stripe around the largest vehicle and its turning radius, then test the layout with cones before using permanent paint. That catches aisle-width and backing issues that can look fine on a plan.
