Vertical Cost - Ground Up Dev

Been a week or so since I was last on basecamp so catching up a bit. I've been working to develop both ground up and value add small bay flex in south central PA. Cost is a major focus for me, specifically construction cost. I recognize the construction cost associated with value add can vary widely depending on what you're starting with. I'm looking for input on construction cost associated with ground up dev. I'm working with several contractors to provide more detail on some prototype designs so that I can identify levers to potentially pull to help with deal economics. I'm interested in what others are seeing in cost PSF for vertical ground up construction in your neck of the woods (and scope). It's been challenging to get <$100 PSF but I'm continuing to work on it (PEMB, small office, restroom in each unit, mini split in the office, heat in the high-bay) Appreciate any input and suggestions!
