For the Developers in the room...
This is a huge debate on our development projects. PEMB vs Tilt vs Wood Frame construction. Which do you prefer and why?

My vote is a little different. We build an engineered Weld Up metal building. These are built on site from bulk material. We can have 100,000 sqft of building materials delivered to the site within two weeks and build a 12,000 sqft building built every two weeks. We will have all the buildings on a flex development constructed and ready for TI before the materials for a PEMB are delivered to the site. We also spray foam all of our buildings and 1” of closed cell foam adds 300% racking strength to the structures. Spray foam will void the warranty on a PEMB Cost per sqft is very similar for bolt up vs weld up. Time is everything

Just a quick walk through of our park in McKinney. This park is 100% leased as of last week and before construction is complete.

Legacy Development Partners
Hello to the group! My name is Tyler Jones. Myself and my partner Scott Berni own Legacy Development Partners based out of Texas. We are Flex Space Developers, Owners and General Contractors. All we build is Flex! We built our first flex development in 2019 and have 8 developments under our belt as of today. We own parks in McKinney Tx, Midland Tx and Greenville Tx. We are currently building 3 parks in the DFW market and 1 in the Knoxville TN market for others. We also have 6 more developments in design, engineering or permitting. Thank you for the add to the group. We are hoping to learn and provide any input we can. Thanks again

Flex Connect Conference — Houston, Sept 30 - Oct 1
Anyone else planning to be there? I'll be at Flex Connect this year. Two days, fully focused on flex and small bay: construction costs, financing and capital stacks, deal structure, live underwriting, the real operator stuff, not general CRE fluff. I negotiated a discount rate for Basecamp members, link below contains the discount code. Also floating an idea: if there's enough interest, I may put together a casual networking event, happy hour, dinner, the evening before (Sept 29th) for anyone in town early. Drop a comment if that's something you'd want, that'll help me gauge numbers. I am not affiliated with the conference, but I attended it a couple years ago and found it very informative. https://flexspaceconnect.com/home?am_id=willskillman8975
