Septic
I am looking at a development site that would need septic. Assuming i have a bathroom in each suite with appx. 30 suites, does anyone have a general rule of thumb as to how large septic field would be, assuming good soil that percs? the site is 5 acres. separately, has anyone looked into/or built a project that has a shared amenity suite? thinking maybe there could be 2 restrooms in the amenity suite to serve the tenants if a septic field for 30 bathrooms is not feasible. Thanks for responses in advance!

Septic - This may be a question for your local jurisdiction or state, as there may be specific requirements that you are required to meet. Shared amenity - There are pros and cons to shared restrooms, and some older developments do utilize common/shared facilities, whereas newer developments have a restroom in each unit. Ultimately, I believe the decision depends largely on the target tenant base and their specific needs.

What are you seeing for construction costs per square foot in your market? All-in Cost = Land + Hard Costs + Soft Costs If you can share the city and the numbers you’re seeing, that would be a great help.
