Tenant Types That You May Try to Avoid

We are all landlords at the end of the day.

Are there tenant types that you avoid or, alternatively, are there tenant types that others tend to avoid but you have found ways to mitigate those risks and gained comfort renting to them?

Welders I am sure are not everyone's favorite tenant due to the fire risk. Auto body shops are another one due to the amount of cars on the lot and the condition of said cars can often be an eye sore. I saw someone else mention a kid's gym due to the liability with having kids onsite.

What else are on people's lists - obvious or not so obvious?
