Commercial Coatings for Metal Roofs
I have a 12,300 SF PEMB built in 1985. It has a metal roof that is in serviceable condition, but I want to start thinking about extending its life. It needs lights flashing work, and has rusty fasteners, but mostly solid otherwise. Anyone have experience with silicone coatings (or similar) for older metal roofs? How does the cost of Silicone compare with a total replacement?

@Shital Thakkar yes I believe you can effectively lease these properties using the suggested marketing platforms and leaving a leasing broker out of the mix. It is also situational to the property and the goals of the owner of the property. Sometimes using both at the same time is also a strategy if you can afford it. Brokers and marketing agencies should work together as we provide different but complementary roles. Keep in mind big brokerages like a Colliers most likely have a similar product type in your market. In these cases who do you think is getting the first showing? I can promise you its not your property.

Development project - sale vs. lease
we are looking at a new project and considering selling some of the units either via condos or a land condo. Other than the tax implications from the sale, anyone else develop for sale projects?

My group is. 65 units starting at $350k each. Some can be priced up to close to a million If it's a larger space, end cap or has more sophisticated build out.

@Shital Thakkar this one is in Florida south of the Ocala market and it definitely warranted the demand. We looked at household incomes, home values, business ownership and other wealth indicators. We looked at gated and restricted HOA communities in the area as well. We also mapped the trade area at a 45 minute drive from the location because we know for this niche property type it will draw those willing to make a longer drive. We also looked at inventory of current supply in similar property types and how long these properties took to lease or sell the units. There was so much that went into the pro-forma and DD period but these are some of the key points.
