Curious what everyone is actually building in this multi tenant small-bay flex space.
In my market (WV), most of what I see is pretty basic:
- Metal stud or girt partitions in PEMB
- Metal liner panels
- No real fire rating, open above or at least not sealed
I went down a whole AI code rabbit hole and ended up putting a layer of 5/8 drywall on each side of a wood framed wall and then covered with metal liner.
I know the International Building Code doesn’t always force a rated wall in these setups depending on how it’s classified, but curious where everyone lands in practice.
What are you guys doing on your builds?
- Just standard non-rated walls?
- Full 1-hour assemblies?
- Anything in between?
And more importantly—why? Cost, code, insurance, tenant expectations?
