Hey everyone! Here’s a quick tip that’s helped me think differently about deals: Don’t just look at what a property is—look at what it could be. Whether it’s underutilized space, outdated management, or poor marketing, many properties have hidden upside. Small improvements like upgrading signage, renegotiating leases, or reconfiguring layouts can significantly boost NOI and long-term value. The best deals aren’t always obvious—they’re the ones where you create the upside. Would love to hear how others are finding or unlocking hidden value in their markets!
Objection
Objection: “I will choose whoever gives me the highest offer. I’ve been getting a lot of calls, texts, and mailers.” What would be your response? Property has auction date in 6 weeks, seller has the property vacant for 10 years, he lives on a bigger nicer house 1/2 hour away. Obvious deferred maintenance and upkeep on the exterior and interior of the house. Neighbors been cutting the grass for him for free. We speak the same language from the Philippines 🇵🇭 which I thought was advantageous ? I sensed during the conversation that he is ashamed of the foreclosure and was reserved. TIA 😊
DON'T FORGET POST SALE
Andrew locked up a contract for me a couple days ago. He was my first student and continues to impress me with how he can work with difficult sellers. In this situation, the seller was telling Andrew she had "tons of offers" at "big prices." Yeah, where have we heard that before? But after discovering more problems, Andrew got this deal locked up at a great price. But here's the thing, Andrew had to set the expectations of what would happen next to prevent seller remorse. Is that something you do on your calls? Do you set expectations of the next appointment call? Don't forget to do that. Be firm with the time of the call, and have the seller SAVE YOUR NUMBER. Don't accept the response of "call me anytime."
