What questions would you ask an end buyer to get them to open up and say their highest offer on a property you have under contract and looking to wholesale ? TIA

@Jeff Smith what would you say to a potential End buyer who says, “I don’t like getting into a bidding war ?” How would you ask a question to find out what END BUYERS would pay for a potential deal that’s NOT under contract yet, just so you kinda know where to lock it up ?

Objection
Objection: “I will choose whoever gives me the highest offer. I’ve been getting a lot of calls, texts, and mailers.” What would be your response? Property has auction date in 6 weeks, seller has the property vacant for 10 years, he lives on a bigger nicer house 1/2 hour away. Obvious deferred maintenance and upkeep on the exterior and interior of the house. Neighbors been cutting the grass for him for free. We speak the same language from the Philippines 🇵🇭 which I thought was advantageous ? I sensed during the conversation that he is ashamed of the foreclosure and was reserved. TIA 😊

Sharing a win yesterday ! SUPER GRATEFUL 😊😊 Been trying to get this seller for the last 2.5 months by DK, CC, Texts, emails, VMs, mailers, and post it notes. Yesterday was God’s plan for him to answer my call for the first time and we had a great conversation. He mentioned he was already talking to a guy who was supposed to be helping him buy the house from him which he was communicating with for the last couple weeks. The buyer was a referral from a friend from his work. I asked him great questions like what Jeff’s teaching such as biggest concern, obstacles, and challenges. Then asked him good questions regarding the other buyer he was working with. I asked him what Jeff has taught, “if I can SOLVE all your problems NOW and EVEN do more of what the other guy would do for you, would you be ready to put pen to paper and get this headache behind you ?” He said yes! I didn’t waste time so I drove over to his job within 20 mins and locked it up! TIME KILLS DEALS! Super grateful! Thanks Jeff! PP85K RC40k ARV250-270k. Going to be a home run BRRRR!
