How Joe Serafin Got a $14.5 Million Deal Under Contract
Last week we launched a Press Release Campaign for Joe Serafin. The property we promoted is a 43 acre equestrian estate in Loudoun County Virginia. The campaign was rolled out in phases. We achieved exposure on Business Insider, one of the most highly trusted news site online with 96 Million monthly readers. Another was NewsBreak, a local news syndicator with 28 Million monthly readers. Local news sites get their information from sites like NewsBreak, then feature it on their site. Then, the news was picked up and featured on 60 farm and land news sites. This all happened Monday morning, 12 hours after we published the news. The second phase was rolled out late Monday afternoon going live again within 12 hours on Tuesday morning. On Thursday, I spoke with Joe after sending him a video showing the results. Joe said, "remember the property we promoted with your PR's in June? Well that property is under contract closing in November for $14.5 Million." He went on to say "I'm not 100% sure the buyer came from the PR's, but I don't know how else they would have found us". When you watch the video, notice Bob is not selling, he's educating. Videos are a trust factor. This is an effective 24/7 sales strategy. Even when Bob and the BKREA Team sleeps. Then below is the Development Site flip book. More 24/7 educating (selling). Then scroll below to find the Guide to Selling Development sites. The guide is approximately 1,000 words. At the bottom of the page are 5 Frequently Asked Questions. The first question is How Long Does It Take to Sell A Development Site in NYC. I searched this topic on Google finding BKREA #1. Then I searched the same topic on Perplexity and BKREA is the featured source. Each headline and sub headline are what are called "Identification factors". They are designed to capture attention from a split second glimpse. Imagine how many thousands of ways Bob and BKREA are being found online. It's an unfair advantage that you, yes you, can achieve to dominate your market. This is one of the Proof Stacking tactics. Scan through the BKREA website. Notice the countless headlines, sub headlines, bold words and keywords. Take a look at the Home Page. Scroll down the page. Notice the use of headlines and bullet points. Each is part of the overall story setting the stage for every following episode. This is how I turn websites into sales assets. We start with the customer first then work backwards. Who is the ideal customer, what do they want, what will help them. Sales is not about us, it's about them (our perfect clients).

Joe and I are breaking the campaign down to 2 phases. 1. Business Insider - We launched BI last night. It went live this morning in less than 12 hours. 2. Target International Markets - We will rewrite the PR with a new Headline today. Then syndicate through international news sites reaching Global Markets in Asia and others. When we create headlines, we use Brand associations for best results. For example, Serafin Real Estate is a growing Brand. Wheatland Farms is also a Brand with Historic significance. Loudoun County is also a Brand, a geographic brand but valuable for local exposure. All 3 of these Brands are now associated. So what happens? Google News has picked up the Business Insider PR. The news is now landing in thousands of email inboxes. Business Insider has a domain authority rating of 92. Domain Authority might as well be called "Trust Authority". Algorithms feature content based on Trustworthiness. For those of you in Real Estate, A link from Business Insider is like Bob Knakal recommending you. When you search Google for Serafin Real Estate, click the "News" tab to see the Press Release. You'll notice a few links. One link clicks through to the listing on Joe's website. The second link at the bottom of the page, clicks through to Serafin Real Estate Home Page. You will notice on the Press Release I embedded a photo and video of the property. Again, more Proof Stacking. Not only does the strategy amplify the trustworthiness of the content for the reader, the algorithms love it too. Already this morning, Perplexity is featuring the Wheatland Farm auction. We can see Business Insider is their #1 featured source of information. There's a lot going on here. Press Releases are like a super power creating a ripple effect. Google ranking, Ai Search exposure, Social Media, Video exposure all benefit.
