Inbound Lead Generating Strategy - Cold Calling Medicine
Cold calling - Ugh. I hate it. Warm calling, no problem. Today, there is no need for cold calling. Here is a better way. Last night I tested one of my ai tools. The tool I created was a Guide To Renting a Retail Store in [Your Town] The tool is not perfect yet but did give me a big start. I chose Norwalk CT which is next door to where I live in Wilton CT. Norwalk has a population of approximately 100,000. The tool with my ai prompt produced retail centers, stores and restaurants, rental rates, parking, EV Chargers, Landmarks, Transportation, Demographics and Schools. The result was enough to demonstrate my knowledge and expertise in the market. No other brokers are implementing a strategy like this so I would have a huge edge. I've used SEO as my #1 Lead Generating Strategy for 20 years. I know Google will love the Guide. Google knows human behavior better than anything on the planet so I know the Guide will be liked on Social Media and Video. Think about this. What owner or retailer wouldn't want a Guide To Retail Store Rentals in Norwalk? It's a relationship builder. It demonstrates expertise. It's a bridge between you the broker and your potential clients. And once created, the Guide will be profitable for years. What I discovered though, was the guide was fragmented. It was too general for me (even though better than anything else on the market). So ... what I did next was go to Google Maps. I identified 5 retail sub markets in Norwalk. Once I created the five sub-markets I started to focus on each. I noticed sub markets within the sub markets. I identified street names. Then did local Google searches. I found tenant types and their names. I searched Google Images via tenants and sub markets. Keep in mind, I'm about 10 minutes into this research. This didn't take all day, week or month. Just a few minutes. Suddenly, it became clear. I can create a series of Guides. The first is an overall Guide - Navigating Norwalk: The Ultimate Guide to Retail Leasing Across 5 Submarkets.
