My First 15 Minutes in Real Estate - The Ultimate Business System
The First 15 Minutes of My Real Estate Career On my first day, I walked into the Coldwell Banker Commercial Office in Parsippany NJ (Now CBRE) at 9:00 am. The receptionist told me to take a seat in the conference room. 15 minutes later in walked Chuck Wisher who ran the office. Here's what he said "we are the largest and most successful commercial real estate company in the world for one reason. We have a system. If you follow the system, you will succeed. If you deviate from the system, if you think you have a better way, if you think you are smarter than us, if you are lazy and cut corners, you will fail". I never forgot that. All the brokers in the Parsippany NJ office were tenant reps. I wanted to focus on the sale of investment property. They couldn't help me with their system. I heard about Bob Knakal and his success in NYC focusing on small micro markets. So I called Bob. I told BK I wanted to do what he does in the Parsippany area. Parsippany was a growth market along i 287, 1 hour from NYC. Bob said come in on Saturday morning. And that's what I did. Many times. I learned the formula Bob's way. Bob's strategy reminded me of a wood-splitter who sharpened his axe for the ultimate efficiency. Rather than attacking his market with brute force, he was strategic and efficient. Six months later when Bob started MKRS, I called Bob and asked if there was a seat for me. "Absolutely" he said. Come on in. Today, Bob and I still have our Saturday morning meetings this time via zoom. What do we discuss? How to sharpen the axe. This time the conversations are around the Proof Stacking model and how to implement Proof Driven SEO strategies to educate customers and drive new business. Though the way we communicate has expanded with ai online strategies, it's still based on the first thing I heard when I started "we have a system, if you follow it , you will succeed".

Venture over to the BKREA.com website and you'll notice a strategy with thousands of headlines. Scroll through the pages of the website and you'll see what I mean. You should also experience a rhythm ... we use the the power of 3. As Nicholas Tesla said, "the key to unlocking the universe is the magnificence of 3,6 & 9". Take a look at The Development Site page as an example. It’s not just a web page, it's an educational (sales) page. The page starts with a short video with Bob explaining what is on the page. When you watch the video, notice Bob is not selling, he's educating. Videos are a trust factor. This is an effective 24/7 sales strategy. Even when Bob and the BKREA Team sleeps. Then below is the Development Site flip book. More 24/7 educating (selling). Then scroll below to find the Guide to Selling Development sites. The guide is approximately 1,000 words. At the bottom of the page are 5 Frequently Asked Questions. The first question is How Long Does It Take to Sell A Development Site in NYC. I searched this topic on Google finding BKREA #1. Then I searched the same topic on Perplexity and BKREA is the featured source. Each headline and sub headline are what are called "Identification factors". They are designed to capture attention from a split second glimpse. Imagine how many thousands of ways Bob and BKREA are being found online. It's an unfair advantage that you, yes you, can achieve to dominate your market. This is one of the Proof Stacking tactics. Scan through the BKREA website. Notice the countless headlines, sub headlines, bold words and keywords. Take a look at the Home Page. Scroll down the page. Notice the use of headlines and bullet points. Each is part of the overall story setting the stage for every following episode. This is how I turn websites into sales assets. We start with the customer first then work backwards. Who is the ideal customer, what do they want, what will help them. Sales is not about us, it's about them (our perfect clients).
