I'm just giving you a place to connect. If you're looking at partnering on a deal, do your own due diligence on the deal and the person. That means pulling title, confirming the contract is real, and checking their numbers and track record. If you're the one posting, do the same on anyone who wants to partner with you. Get every agreement in writing and have your own attorney review it before any money moves or any work starts. Nobody should partner on anything based on a Skool post alone. Who can post: You have to be under contract. "I found a lot I like" or "I'm about to make an offer" doesn't count. You need a signed contract on the land. What every post needs: 1. Location (county and state) 2. Contract details: purchase price, acreage, and your closing date or due diligence deadline 3. What you've verified: that zoning allows manufactured homes, soil study results and septic type, flood zone status, and road access 4. Your numbers: land cost, home cost, site work budget, total all-in cost, and projected sale price 5. What kind of partner you need. For a capital partner, say how much you need and how you're thinking about the split.
