Sean, I have two properties, side by side in Waynesboro, Georgia. Each of the properties is 10 acres (way to big) with 200 feet at the road. I have had these properties for 250 days. The pricing is very competitive at $68,000 per parcel. I have had innumerable inquiries about owner financing, but the credit scores are always less than 620. The big draw in the area is a massive nuclear power plant. During servicing, hundreds of people migrate to the area. The housing situation is very limited and many of these people live in RV parks. The property is zone A5. The parcels could be subdivided by the parcel would not be 100 feet by 2176 feet, long and narrow. The properties are currently listed with a realtor. I actually spoke with a representative of Clayton Homes, and they were going to give me a $5000 discount. I was hoping to subdivide the parcels into more suitable shapes, but some rules prevent further subdivision. Let me know what you think, and how you deal with the realtor under these circumstances. The realtor agreement will lapse in October.
Engineered septic vs conventional septic in Laurens County, SC
I have been investigating the type of septic system that might be required for my property. I contacted the SCDES local office in Anderson, SC, and they did not have records of what type of septic system my neighbors have, but they only keep records for five years. A local soil company stated I would need to have a backhoe available at the site for the testing service because of the risk of high clay. Is this a typical situation? About 47% of septic systems in this area require engineered systems. Any thoughts would be appreciated. Thanks
Laurens County, South Carolina Update
Hello everyone. Yesterday I presented 4 parcels of land in Laurens County, South Carolina. Each of the parcels was about 2.3 acres. I spoke with the county today, and there are no subdivsion rules for the county. I think that each of the parcels can safely be divided into 2 units because you will need a septic system and a well. The person that did the mulching stated that the soil was probably sandy loam, but he is not an expert. It is possible that you might be able to get 3 lots from each parcel, but this would run the risk of not having a sufficient drainage field for the septic. Let me know if you want to discuss this further. I am going to discuss with the manager and probably get a new subdivision of the property.
