Soil and erosion/wholesaler
Has anyone dealt with soil and erosion plans?! I’m looking at a lot that seemed pretty perfect until the code office told me I would have to get these plans done since it’s close to the lake. And does anyone know a wholesaler in northeast Ga?!? I’m between Lake Hartwell, Lake Russell, Athens and would prefer to stay around this area for now.

@Kayla Snellings Oh boy! That must be because of the Lake that you're near. I don't mind the environmental protection to keep the lake safe and clean, but a few months seems way too long! Have you contacted anyone for quotes on clearing and grading? I'd want to get their 2 cents on the timeline as well.

The U.S. Department of Housing and Urban Development (HUD) has proposed a landmark rule change to the HUD Code that officially allows multi-story manufactured homes to be built without a permanent steel chassis on the upper floors. Published on June 12, 2026, this regulatory shift aims to significantly expand the nation's affordable housing supply by reducing production costs and unlocking dense urban building options. [1, 2, 3, 4, 5] Core Regulatory Changes - Chassis Removal: Manufacturers can now build upper levels without a permanent steel chassis. - Cost Reduction: Removing upper-floor chassis requirements trims roughly $5,000 to $10,000 per unit. - Density Expansion: The change builds upon a prior rule allowing multi-unit manufactured structures up to quadplexes (4-plexes). - Design Flexibility: Builders can now deploy higher-density architectural designs, including twin homes, duplexes, and triplexes. @Howard Mintz Great post Howard! This one's worth everyone paying attention to. This proposed rule only removes the chassis requirement on the upper floors. The bottom floor still requires a permanent chassis, because that part is written into the 1974 federal statute, and HUD can't change a statute by rulemaking. Only Congress can. There's a separate bill in Congress that would address the full chassis requirement, but that's a different process. Worth noting it's a proposed rule, not final. The comment period runs through August 11. For anyone doing single-section and double-wide packages, nothing changes on the ground today. I'll keep watching it and post if anything firms up.

Thanks Giles! Guys I can say from experience Giles is one of the best land flippers and wholesalers I've worked with. He does a lot of upfront work and is very transparent about pricing and the land itself so you know exactly what you're walking into.
Manufactured Home Mondays!
Happy Monday everyone! What are you guys working on this week? Anything that the group can help with, share below! I know we have a lot of new members looking to do their first deal so feel free to share what you're currently struggling with or what the road blocks are so we can help! On my end- My road is completed and approved by the county so now it's a waiting game on when the lots will be recorded. I can't apply for septic or building permits until the lot is recorded because we need 911 addresses first in order to apply for permits, so back to the "hurry up and wait" stage on this project. As soon as that is completed, we'll get 2 of the 5 lots started I have 2 modular builds in Middlesex NC that have also been in the hurry up and wait stage, we have septic permits getting finalized and then clearing and grading should hopefully be started by next week! These will be my first two modulars, so I'm excited to share what I learn with the group! My MH deal in Oxford NC is moving along. We had some issues with the well which a lot of you already know about, but since that little hiccup, we've been moving along nicely. My goal is to have CO in the next 2 weeks, lets see if we can make it happen! Other than those 5 projects, I have 2 deals in Franklin county under contract, awaiting on soil studies to decide if we move forward or not What about you guys??
