Can You Fund EMD Yourself, Independently?
I'm interested who in this group can manage EMD completely independently and might want referrals on deals that offer high payouts at close but need lower upfront fees that we charge. We might be able to refer some periodically. EMD Timing Question
When a deal needs TFH EMD funding, what’s the recommended best practice for the EMD deadline? Standard CA RE forms default to 3 business days. Might be different in other states. How much time does TFH ideally need after signed PSA to review, approve, and fund cleanly... so it's not a RUSH job? Also, on the inspection/due diligence side, I’m thinking minimum 10 business days, ideally 15, so there’s enough time to validate/dispo the deal before EMD is ever at risk.

There was a day where you specifically showed to have your logo doubled side by side for one, and then another on how to fix your logo for the top of the page. It was pretty detailed.
Wholesale Deal Training
I'm doing the training and I'm at the Wholesale Deal. I understand the process but here are 2 questions right now. 1. Is there a HUD for each closing or one HUD for the entire double close? 2. Where do the closing fees come from in A-B close? Is this included in the double close fees? Thank you!
Quick lender question for the group —
I've got an investor with a paid-off 9-plex (commercial-zoned), fully rented, ~$5,400/mo gross, 750+ credit, historical rents available. He wants to pull out ~$300K (cash-out refi / DSCR). The snag: he's trying to avoid a full interior appraisal — the building's fully rented so tenant coordination is a headache, plus the ~$2K cost. Two questions: 1. At ~$300K on a commercial-zoned small MF, is a full appraisal always required, or will some lenders accept a desktop / AVM / exterior-only valuation? 2. Anyone have a DSCR or bridge lender that's flexible on valuation for this profile? 3. Appreciate any lender names or pointers. 🙏
