EMD Timing Question
When a deal needs TFH EMD funding, what’s the recommended best practice for the EMD deadline? Standard CA RE forms default to 3 business days. Might be different in other states. How much time does TFH ideally need after signed PSA to review, approve, and fund cleanly... so it's not a RUSH job? Also, on the inspection/due diligence side, I’m thinking minimum 10 business days, ideally 15, so there’s enough time to validate/dispo the deal before EMD is ever at risk.

What a time to be alive! The Month of June + July 1st: 2 Double Closes and 4 Stack Method deals funded and Closed with my own funds! 🚀 A lot of hard work and perseverance got me to where I am now. This is excellent, Paul. The teach-back piece is especially valuable. A lot of people can watch videos, but being able to explain the process back clearly is where the real learning starts. Looking forward to digging into the updated classroom.
Drip Campaign Details
Using the Drip Campaign template, the column for Deal Type shows an example of "DC"... I suppose that means Double Close. Question: Is there a standard list for other Deal Types, or just use something we can remember? Also, where do we find the Google Sheet/list of outbound emails in the 12-message response sequence? Can that be customized? It was mentioned in the training videos.

@Paul Brown Thanks, Paul. Since it sounds like the Deal Type field is not currently being used for automation, I’ll keep it simple on my end for now. My suggestion would be to start with a short, easy-to-remember list: DC = Double Close, EMD = EMD Funding, POF = Proof of Funds, CTC = Cash to Close or MM= Morby Method, HM = Hard Money, That should be enough to keep uploads consistent without overcomplicating it.
