I'm looking at this 7-unit property at $3,599,999. They're asking for 1031 investors. Why would it not be a good deal to pursue? It cash flows every month and it says it's 100% occupied, with one vacant unit. I put it in Gemini and it suggests sub-to or seller finance but the OpEx on it would only yield $700-$1,000 a month. Not good enough?

I am new to transactional funding and really just in the exploration phase of how does it all work, what do I need to get set up, etc. Would love any insight or tips for beginners, and of course - if you've learned any lessons, I'd love those as well. Personally, I've been a mortgage loan officer for the last five years and would love to add to what I'm doing with transactional funding.
