broker friendly conversation
I've been using 2 broker friendly terms when I first speak with the listing broker on one of their deals. 1. "what is the cap rate based on the actuals. (actual current rents and expenses) 2. "Can you tell me what the seller's 'whisper' price is on the 12 unit" 3. these are just 2 ways to phrase your questioning to appear more seasoned. not a 'newbie'

The problem with actual expenses from the seller, your property tax will be more, maybe a lot more and now depending where the property is, insurance is getting crazy. Getting insurance quotes in Florida for any asset is out of this world. I looked at a self storage deal and the insurance killed the deal. you cant raise rents to make up for it.

I think now I am at a point where it feels impossible not to book 5-10 calls every single day with Automated Cold calling. ​ And honestly, I feel sorry for people who still haven’t cracked the code yet. Because let’s face it… Getting Appointments from Cold Outreach is EASY. You do not have to: —> Have Thousands of Dollars to spend on resources --> Hundreds of Sales Reps to call leads --> Or have 3 Years of experience in Cold Outreach ​ And you’ll still score… a lot… like a whole lot. ​ Just need to have these 3 things on point in 2024 (and 25): Volume… Volume… Volume (Volume Negates Luck here as well) Some Witchcraft level personalization in your Outreach And the Quality of your lead list ​ All that’s possible with having an AI reaching out to hundreds of prospects for you, without you having to do anything… That’s exactly why you need to start investing time and resources into systems like these.
