Hi everyone! My name is Christina, I'm a business owner and soon-to-be Real Estate Investor! My husband, Andrew are in Michigan. We are doing this together, but you will see more of me because he works at his day job. We have always wanted to purchase an apartment building and decided to start learning this past July, so we can make it happen! We don't have much experience with Real Estate investing, but we have found that our backgrounds in owning a business and corporate accounting are part of our strengths for this venture. One goal we would like to achieve is to make $5000/month, if we can do that with our first deal, even better! There are a few things that we are looking to learn in this group, but I'll start with: underwriting better to understand if a deal is worth submitting an LOI on and the metrics we need to look at to determine this.

When using the Bank Test on the spreadsheet, how many years do we enter before the loan balloons. It appears the default is 10, (at least that's what's populated when I copy the sheet), and I want to be sure that is correct. Happy Labor Day, crew. Most of you have the day off. Family, grill, a break from the workweek. Enjoy it — that's what today is for. But before you close the laptop for the long weekend, I want to leave you with one thing. Today's a holiday that was fought for. A century of people who decided the deal they had with their employer wasn't the deal they were willing to accept. So they changed it — hours, wages, weekends, the whole structure of work. You're here because you're in the middle of a smaller version of that fight for your own life. Not against your employer. Against a system that says the way you build for your family is to trade hours until you're too tired to enjoy what you built. You want something different. 👉 Something you own. 👉 Something that keeps paying whether or not you're on the clock. 👉 Something your kids inherit. That's why you're in this group. That's why you're reading a Skool post on a holiday. So while you're grilling today, ask yourself one thing. What would it mean to your family — not just financially, but the whole picture — if you closed one commercial deal in the next 12 months? Sit with that for a minute.
