I've been using 2 broker friendly terms when I first speak with the listing broker on one of their deals.
- "what is the cap rate based on the actuals. (actual current rents and expenses)
- "Can you tell me what the seller's 'whisper' price is on the 12 unit"
- these are just 2 ways to phrase your questioning to appear more seasoned. not a 'newbie'
