So my friend — let’s call him Rock — locked up a property for $300k. The seller was cool with carrying a note for $100k... …but they wanted $200k upfront, non-negotiable. 💡So Rock went out and got a DSCR loan for $200k.But he needed a $100k down payment for that loan. Active listening is a very good skill that comes in handy in any negotiation. Probe around and look for pain points you can alleviate. They are not necessarily looking for money. You might be able to create an extra ordinary situation for both the seller and yourself when you solve problems with confidence!

I don't usually feel stumped when looking at the numbers. But is it actually crazy good? What CAP rate do you see with a $2,500,000. offering price and NOI is: $659,182.
