The Hidden Side of the Property Journey
One thing I’ve come to realize is that property isn’t just about the wins we post or the deals we secure, it’s about navigating the challenges that test us along the way. When I first started my own journey, I quickly learned that no amount of theory can fully prepare you for the reality of: 🔹 dealing with unexpected costs, 🔹 juggling multiple moving parts, 🔹 and balancing learning with actually taking action. At one point, I remember feeling completely stuck, it wasn’t a lack of knowledge, but rather not knowing what to focus on first. What helped me shift was connecting with people who are making things happen on this community, hearing their experiences, and picking up small strategies that I could apply straight away. It reminded me that none of us need to figure this out alone. Aside from property, I also run a business that’s grown into big figures, and while that’s been an amazing journey, it’s the lessons, challenges, and problem-solving along the way that have been the real game-changers for me. That’s why I’m always passionate about sharing what’s worked, and equally learning from others. Absolutely 💯, I agree, it’s the rejected offers, the delay in securing tenant interest, the challenges finding the right properties etc as well as the self - doubt , but what I have found really helpful is just taking the next step and continually engaging with people who are a few steps ahead
£16,000 in ONE Week… Still Blows My Mind
This week my store pulled in £16K. If you told me a year ago this would be possible, I’d have laughed. Back then I was struggling, testing endlessly, and feeling stuck in “trial-and-error mode. The big shift? ---- I stopped trying to do everything myself. ---- Got the right systems + mentorship in place. ---- Focused only on the moves that actually drive results. Now, weeks like this are becoming my new normal. 💬 Question for you all: What’s ONE thing you know you should stop doing in your business that’s holding you back right now? Because sometimes the breakthrough isn’t about doing more, it’s about cutting the noise.

WE HAVE EXCHANGED
Thought I would share an exciting moment for us as we have today exchanged on our next project. A commercial building which we will be submitting planning on for 30-40 flats. Getting through the legals has taken 8 months so far now the fun part of pre-app and then full planning. Surrounded by residential, re-use of existing offices and brownfield site, the council's housing supply is half of its target and take into account a number of other considerations, we are confident in our application and will be able to bring some amazing properties to help the much needed demand for new homes.

You are absolutely right @Liam J Ryan , better to walk away if the deal doesn’t stack up . I’m trying really hard to make one deal I’m currently looking at stack up but it appears I will be taking your advice seriously and make sure to complete every due diligence before jumping in. Thanks
