Professional Indemnity / Public Liability insurance
Hi all! First time asking for advice here. Apologies if the information is elsewhere, I am still getting to grips with the platforms and information that is provided (there's so much 😁). I am starting out focusing on R2RSA/HMO. Rob has recommended on the zoom webinar using a broker to get the insurances for my company together. Could anyone recommended a particular broker that you have used at all? I was going to use Google but would much prefer a recommendation from you guys :-). Thanks in advance ☺️

A good broker who understands property investing can make a massive difference because they’ll spot gaps in cover that standard policies often miss. Asbestos
Any advice appreciated. I found myself looking at a potential commercial (old and vacant meeting hall) conversion.I started initial investigations and due diligence and there is a lot of potential asbestos in the building. For those in the know would you just walk away or explore more and factor removal into your numbers.

Sometimes the deals that scare others hold the most potential. The key is understanding the real cost, risk, and timeline impact before making a decision, solid due diligence is everything.

This is the part many people overlook. A property can look attractive on the surface, but without solid fundamentals and a clear strategy behind it, it’s just speculation. Smart investing is really about seeing potential where others only see price.
Refund request.
I attended the webinar this evening. I just signed up to the boot camp. Upon further reflection I’ve decided to change my mind. I haven’t accessed any of the resources. I have just emailed to ask for a refund and i should expect someone to respond to me during business hours tomorrow. I then tried to cancel the onboarding call I’d booked, so as not to waste anyone’s time. But it says ‘Cancellation is not permitted’. Can someone explain please?

@Emily Rose It's understandable to take a step back and reflect before committing further. Sounds like you handled it respectfully by reaching out promptly and avoiding unnecessary onboarding time. Most likely the cancellation system is automated, so hopefully support will sort everything out properly once business hours resume. Sometimes situations like this can still turn into a positive outcome financially, I can actually share an insight on how you could potentially make that money back in another way, if it aligns with your interests.
