Help and advice needed!
Hi all, I’ve been presented with an opportunity to buy part of or all of a friends portfolio. I was chatting to him and mentioned I was looking to get into property, and he said he’s looking to sell. He’s messaged me today asking if I’m interested before he puts them on the open market so Im meeting him tomorrow to run through the numbers. Some or most are already tenanted on long term. It’s caught me little off guard but excited at the prospect. Only problem is I’ll need to raise funds for it either through investor, bridging or JV as I’ve currently got no capital to invest yet. Can anyone offer any advice??

@Stuart Wall not sure if you have had your meeting with him but always good to understand whats the most important thing for him. Best is to understand his position, his pain points, reasons for selling etc. Then there would be a lot of due diligence required as well. There is so many points to consider on something like this. Current state of properties, ownership, debt, tenants, etc.
Strip out underway - office conversion
Strip out is underway on our on office to resi conversion for 9 apartments. Agents instructed and design of logo underway. Apartments will have amazing river views.

@Simon Clarke we completed on this using a bridge and vendor finance which was based on purchase price when we refinanced onto development funding was based on valuation which then had the planning uplift.

I’ve had plans fall apart more times than I would like. Deals delayed. Projects shifted. And in those moments, it’s easy to think things are going wrong. It makes you question whether you’re on the right path. But I believe everything happens for a reason. So just because things aren’t going the way you planned, doesn’t mean they aren’t going the way they should. Sometimes the challenge builds resilience. Sometimes the setback sharpens our focus. Sometimes the detour protects us from a bigger mistake. In any situation look for the positive and the lesson to learn. Be grateful as this makes you a better person. 👉 What if this moment isn’t a setback… but a setup?

@Vera Kiessling what you say to yourself is super important. My go to phrases - The sun will rise tomorrow, its not the end of the world. Deal with the facts. What can I control or influence. Everything happens for a reason.
