Everyone wants quick wins, instant results, overnight success. While we all dream for this the real victory is from being persistent and consistent. It doesn’t matter how slowly you go, as long as you do not stop. Keep showing up. Keep learning. Keep moving forward, even when the pace feels frustratingly slow. 👉 Slow progress is still progress. Just don’t stop.

Small shifts in the right direction can completely change your future.
One thing I’ve come to realize is that most people don’t actually lack ambition, they lack clarity, consistency, or the right environment around them. That’s why communities like this matter. Whether you’re into property, investing, business, or simply trying to create more freedom for yourself and your family, everyone here is working towards building something better long-term. And the truth is, the journey looks different for everyone. Some are trying to secure their first deal. Some are looking to grow cash flow. Others are trying to move from working hard for money to having assets work for them. No matter the stage, I think one of the most valuable things we can do is learn from people who are actively taking action, not just talking about it. So I’d love to ask everyone here: -What are you currently focused on building right now? - What’s been your biggest lesson so far? - And what’s the one thing you want to improve or achieve over the next few months? Focused on building our property developments, focusing on the 3P's - People, Places and Profit. Biggest lesson is not to undervalue myself, and have belief in myself.

@Wendy McKeown assisted sales, in the simplest format, are where you agree a price with the seller (£165k), then rather than buying the property you work with the seller to refurb the property, sell it (£280k) and then split the profits. Saves having to purchase the building and pay all the associated costs of purchase, you only need to have funds for the refurb. Can be more cost efficient if the vendors are willing to work with you. So in your example you save £9k SDLT which could go towards the refurb. You dont need to borrow as much money and so your finance costs are reduced, more savings. If the sale of the property is delayed for whatever reason you only incurring finance costs on your borrowed funds for the refurb and not for the whole building. It does mean though you share the upside. There are also other options, this is just a different way of looking at the same property.

@Rebecca Robayo I would always revert to our solicitors for the deal, but I do developments so dont look at opportunities like this, the principle works the same if doing vendor finance, JV, etc.

I used to beat myself up every time something didn’t go to plan. Wrong decision. Missed opportunity. A step in the wrong direction. Does this sound familiar? Every misstep isn’t failure, it’s feedback. It’s part of finding the path that actually works. So now, when something doesn’t go to plan, I don’t stop. I recalculate. And remember everything happens for a reason.
