I’ve just spoke with the estate agent that I have been building a relationship with and managed to have a good chat today with the valuer instead! We got on to talk about the house I viewed couple weeks ago that’s still on the market, @Sam Joy it’s the one I sent you! She said she’s pretty confident if could do a good job it will easily can go up for £200k-£210k.. she went and valued one yesterday in the same street for around £220k she said, but couldn’t disclose the actual address on it! Could I go off this now on the GDV or still have to go off the comps I had? Hope this makes sense 😂
Morning, I hope you are all well? Could you please help me to value an off market property that a friend of mine has passed me on to. It’s currently going through probate. I just want to see if there is a deal to be done but I also want to tread carefully as to not offend them with an offer. I’ve put a quick overview together in the word doc (this isn’t any form of investor pack 😂) It’s a 3 bed property with an upstairs bathroom (the water tank is in there). There is a toilet and pantry downstairs with a small kitchen and two reception rooms. High level I think the end value comfortably hits 140k and the refurb depending on scope is £35-£40k. Rent will be £900 plus. As its in probate they have had an estate agent give them a marketable figure of £110k in its current condition. These are conservative figures but ones that I can prove. I wouldn’t be surprised if the end value and rent were slightly higher but it’s better to under promise and over deliver right! Im confident they will let me have it for a discount as long as they aren’t giving it to me. Speed is import at to them. They want it complete asap but definitely before winter. What would you offer? As always any help and guidance is appreciated!
