Helping Value-Add investors with Painting
Hi everyone — I’m Matt Callero, President of Paint Blue, a commercial painting contractor serving Florida. I’ve spent 20+ years in the construction industry, and today we paint small-bay industrial properties across Florida every week. Because we see so many of these assets firsthand, I’ve learned a lot about what works, what doesn’t, where owners can save money, and how to make a property look significantly better without over-improving it. I joined the group for two reasons: First, I’m happy to share anything I can from the rehab, make-ready, and exterior improvement side. If anyone has questions about painting, coatings, budgeting, scopes, or getting properties ready for lease or sale, feel free to reach out. Even outside Florida, I am happy to share and I have a network of painting contractors around the country and may be able to point you in the right direction. Second, after working on so many small-bay industrial assets, I’ve become pretty obsessed with the asset class myself and am actively looking to invest personally. So I’m here to learn from everyone on the ownership, acquisition, and operating side — and hopefully contribute some value from the construction side along the way. Hey guys, first time joining a Skool community and posting My fiance and I are based in Austin TX, but recently started acquiring small flex space properties in Central Louisiana where we grew up We’ve purchased 2 buildings, one for $69k ($80k after improvements) and it’s now leased for $1,400/mo Our 2nd property is 2,600sqft + mezzanine office where we purchased for $45k but after improvements we’ll have close to $80k also in that property with target rents at $2,200/mo I’m looking to develop a small warehouse park in the 15-20k sqft range next year and looking for guidance on how to source materials/trades effectively to get my costs down. The market I want to build in is also a bit hard to do deep research on so that’s also where I’m still learning on how to compile that info. Pics under the post of our first 2 deals for attention

Hi Everyone, my name is Cary. I work as Director of Acquisitions for Web City Properties and Jordan DSilva, who is also in this community. We are based in the DFW and have a background in MF/residential and adaptive reuse projects. More recently we have started to focus on small bay and flex industrial development. I am most interested in site selection, underwriting philosophy, deal structuring and learning more about product niches. Looking forward to connecting!
Looking to build in Asheville NC
Hi all! My wife and I have owned commercial properties in Asheville NC for about 10 years and I'd love to build one or two more. I've gotten some estimates but the construction costs were so high that the investment math didn't work out. I've seen stories on LinkedIn about people building flex, small-bay and "luxury storage" at affordable prices so I'm here hoping to get some hints on how to achieve that.

Hello to the group! My name is Tyler Jones. Myself and my partner Scott Berni own Legacy Development Partners based out of Texas. We are Flex Space Developers, Owners and General Contractors. All we build is Flex! We built our first flex development in 2019 and have 8 developments under our belt as of today. We own parks in McKinney Tx, Midland Tx and Greenville Tx. We are currently building 3 parks in the DFW market and 1 in the Knoxville TN market for others. We also have 6 more developments in design, engineering or permitting.
