This is the first property I ever purchased back in 2021 that made me want to focus solely on the industrial/small bay flex asset class

This property is only 1200 ft.² on a .22 acre lot and I was able to get it for 45,000, which now rents between $1000-$1200/mo over the last five years

Way easier to manage this type of property vs SFR’s. Typical turnaround costs to get it released have historically been under $1k in repairs each time🔥 (mainly paint and OSB board replacements)
