The Rural Idaho Adventure Continues!
Im Cody Storey, husband to my kind loving wife, father of 2 good natured sons, and freelance FB ads consultant for local home service contractors + high ticket coaches. My brother and I have finally found and joined the MHP Pros. We are stoked to be here! We've been on a wild goose chase to get our first park. Our target market is ID, CO, MT, and Utah. We are most familiar with these states and they are the best fit for our MHP buy box/goals. I aim to improve my ability to find deals, underwrite deals, network, and close deals. The main goal right now over all else is to pull the trigger and get in the game with our first park period! Once thats happens it will on to learning operations. Thats it for now. Im open to connecting, and learning from @Michael Pansolini, @Ryan Narus, and the group!
Subdivide the Stickbuilts
Has anyone had luck subdividing a stickbuilt SFR or multiunit out of a MHP parcel? I'm considering this on 2 deals, where I go in and buy, subdivide and rehab the stickbuilts and sell the stickbuilts...keep the MHP.

Hello, my name is Andy, I've fix and flipped properties in the Los Angeles market 2006-2010, then when market crashed pivoted into selling REOs as a broker, did that, got burnt out. I have a lot of SFR knowledge and a little MHP knowledge as my dad owns a really nice portfolio. Now, my brother and I are looking to invest together in Idaho, Colorado, Wyoming, Montana and Utah. We are looking for 50 space plus parks in the 2.5 - 5 million dollar range. Also looking to share knowledge and possible partnerships in the future. Glad to be here and make some new friends.

Hi everyone! I live in Chicago, and target deals nationwide. I started in MHPs for the tax benefits, and stayed for the opportunity. On New Years Eve, I closed on my first park in MN after starting MHPs in mid November. It's an 18 pad park with 15 vacancies, so I am looking for creative ways to fill up the park. I bought it on owner finance, and I am excited for the day it makes money, because it sure doesn't right now. I have a land flipping business and sales background, and I am finding that the skills are very transferrable. I am now running a full marketing funnel for MHP deals, along side my land flipping business as I scale. My goals for the mastermind are about becoming more familiar with the industry as a whole, and rubbing shoulders with industry leaders! It also wouldn't hurt to learn how to fill some of these vacancies. I don't want to take down every deal I am sourcing as well, so I am excited to hear what your investment criteria are, and see if there is a way we can work together on them!

I'm excited to be in the group!! I am a licensed real estate agent/broker in Idaho and Washington. I have been in the real estate space for 26 years. The MHP asset class is pretty new to me as an investor. Although I have flipped several (mobile homes, not parks) over the years, I never thought I could buy one. Learning from podcasts and several others that have been acquiring parks, I now realize it is a very tangible asset class to own. Looking forward to meeting people in here and learning as much as I can. Oh, and also, I am currently in negotiations on an LOI for a park in FL. Should have that ironed out today. Cheers!!!
