Getting past park managers
When cold calling, what are some successful strategies for getting through the park manager to the actual park owner?
Goal met 1k+ occupied lots
Closed today on 150 lots 140 occupied which marks the first day of owning 1k or more occupied lots. This is a goal I did not envision when I started. But after recalibrating my mind set I have reset my vision. Thank you to everyone. All of you have inspired and influenced my success and growth in some way. Honestly, thank you. Well. It finally happened. And wouldn’t you know, I had a tenant calling me about something as I’m signing the dang papers! Here’s to the first of (hopefully) many more to come. Thanks to everyone for the support and encouragement.

@Kyle Brose things are good, just got my down payment back from the bank due to water metering, sold one vacant home and filling a vacant site next week, wrapping up the abandonment process on an eviction and getting ready to figure out what to do with his home, and put a bunch of improvements into the park so far. It was a much heavier lift than i was expecting, but things are settling a little now and I just need to get the park filled up so I can start kicking out the annoying people.

@Kyle Brose yeah that didn’t amount to much, although I still have one resident who is pushing back on my efforts to clean up the park. She’d rather live in a slum and pay less, than see the property improve and her rent go up. Too bad. Oh and I got out a bunch of druggies too. That’s been good. There’s one left, and I’m trying to strong arm him into compliance because he does pay (and I don’t really want to get rid of paying tenants if I can get them to clean up their act). But I think he’s a lost cause and I’m certain I’ll end up in court with him.
Site prep
When prepping a vacant site in PA, is it better to trench and bury the water line 3–4 feet underground (below frost line) and run it close to the home’s connection point, then bring it up vertically with a riser right at the hookup—keeping the above-ground portion as short as possible? Or is it better to bring the line up to the surface near the skirting, and then run it above ground—under the home—with heat tape and insulation to the connection point, for easier access and maintenance?

@Kyle Grimm another question about this water line riser… how do you heat tape and insulate inside that narrow pipe? And how far down does it go? I was thinking the corrugated drain pipe should go down at least 3 feet, but there would be no way to heat tape/insulate the water line inside that drain pipe unless it’s wide in diameter….

First park under contract!
After 13 months of effort, I finally got my first park under contract yesterday! Saxton, PA 25 lots 20 occupied with TOH 1 vacant POH 4 vacant sites Public water/sewer Paved roads $300 lot rents (market is $350 or $400) City wants to submeter and direct bill utilities $385,000 purchase price Thanks to @Ryan Narus and @Michael Pansolini for all your help so far, looking forward to finally getting my hands dirty and learning on the job!

@Henry Ware oh yes I’m making a lot of progress, got a bunch of drug dealers and undesirables out already, and getting close to filing for eviction against my last drug house. I’ve got the tenants all being billed directly for water now, so that was a $160K value add. Just lots of little things, contractor challenges, behavioral and mental health issues, personality conflicts, infill challenges…. Lots of stuff you don't always hear about. This park was neglected for a long time and I’m now realizing just how rough it’s gotten. But we’re making lots of headway and it’s going to be a great asset when the turnaround is done!
