JV opportunity for capital/development partners!
Opening up this park under contract to the right partner(s). 20 pad MHP/RVP with low expenses and a value add play in Preston County WV. Contract price: $245,000 -> $12,250/lot All city utilities, direct billed RV zoning allowance in place 3000 sq ft building on site. Potential storage, laundromat, etc. 30% occupied, 4 lots ready for infill. 10 lots need new utilities. Local contractors identified. Stabilized value projected at $650-750K This project comes with boots on the ground operator, me! I jumped into the steel when I saw a challenge within striking distance of my home. Got this under contract and now am looking to JV with an experienced investor/developer to take this project to its intended glory. This development is not a one-off for me. I have identified other properties that can be developed into tiny home/affordable communities. This is just the beginning!

Howdy fine folks!
Shawn Weaver coming to you out of western MD. After years of self education on various investment strategies and slowly narrowing down my focus, I have landed on affordable housing and MHP and tiny homes. Most likely some developments/building as well. At least for now...๐Ÿ˜€. I have been helping a local fix and flipper for the past 2 years and ready to start out on my own. My goal now is to invest in a few nearby markets in WV, get my feet wet, and on from there. I am spreading a wide net within my current strategy to find out what I enjoy doing and decide if I want to build my investment business from ground up or join the right team. My north star is to build a life we love for my family and to provide affordable, quality housing for those affected by environmental health issues. Way to much to dive into here, suffice to say: Purpose often comes from pain. Looking forward to investing in and learning from this group! Thanks Michael and Ryan!
1st MHP under contract!
Hey all! Looking forward to learning, growing, and connecting with y'all here! I just got my first park under contract and feel way in over my head. But that's what getting out of your comfort zone feels like, right? Its a 20 pad MHP also zoned for RV's. Half of the lots need significant infrastructure upgrades and the park overall needs quite a bit of attention to get it back into shape. I have parts of the team in place and figuring a lot out as I go. But one reason for joining this group is to connect with other owners that have went though a heavy MHP makeover. Also looking to bring on capital partners. If that's you lets chat!
