Had a call with another serious land operator today.

2025 wasn't easy for any of us, but I have confidence that 2026 will be a comeback year.

There are maybe 1,000 people in this space who are actually flipping. If you can get deals done, there's nothing standing in your way.

Everyone overestimates the competition. It's mostly noise. The world is full of people who talk a big game but never ship.

Executors win. Period.

It's only a matter of when.
