We Just Closed the Biggest Payday of Our Year on One JV Deal
Wanted to share something from our team at Landman.io, because it captures exactly why we love this business. In mid June we closed on a buy for $712,000, sell for $1.6 million 270 acre parcel in Grady County, Oklahoma, as a JV partner. We split it into 11 individual lots so more buyers could find the fit that worked for them, everything from smaller acreage tracts to a lot with its own pond. Within the first two weeks, our first two lots sold, both at full asking price Along the way we also ran into a real issue, an old mineral operator had left some soil staining and berm erosion on part of the property. Instead of cutting corners, our broker on the ground handled it the right way: repairs, remediation, documentation, all of it, because the people buying this land deserve a clean start. Now a few more lots are actively closing, and we are in conversation with a group interested in the remaining acreage for a larger project. None of this happens without the right people around the deal. It is a good reminder of what is possible when a JV is built on trust, clear communication, and doing things properly even when nobody is watching. @Nathaniel Brimlow if I were starting solo as is the case, what do you think would be a smarter choice long-term? I realize I have to put context on assuming a business that did at least a couple of deals a month.

Is there a current code for an extended trial with landportal.com? I’m thinking there is one for 30 days or maybe even 90 days that maybe Clay indicated in recent podcast - I’ll have to go back and listen.

Listened to a short coaching podcast in my industry that emphasized the biggest thing holding most of us back. One word. ACTION
Realtor fees
What is everyone's experience with realtor fees -- flat rate v percentage? I know the normal commission rate is 6-8% depending on the deal size but I had one recently say he does a flat fee anything below $100K. I have a parcel with a market value at $70k-$72K and his flat fee is $6,000. This is clearly higher than 6-8% but I also understand where the realtor is coming from. I also believe a GOOD realtor is worth their weight in gold which I believe this one is. What are your thoughts?

It has to be worth their while so depending on the price point I think everyone should expect to pay a higher percentage just to make it attractive for a realtor to get job done. I would be fine paying a higher fee if the realtor has a verifiable track record of getting land sold at a favorable price and a reasonable timeframe in comparison to market stats.

@Brian Garcia that makes sense on the lower priced land. I would also try to negotiate a shorter listing period. No more than six months.
