I appreciate you sharing your story and I can resonate with it. I have been buying RE for 7 years and let’s just say it hasn’t gone to plan. I have learned/grown a lot and for that I’m thankful. Most people (me included) need to focus on building a cash flowing assets (ie land business). Once you have accumulated enough cash then you diversify to have more stable grow, tax benefits, net worth growth, etc.

Most beginners think they have a sales problem…but the truth is they have a volume + systems problem. I need to increase my volume. I currently am sending 10K text per month. I know I need to sent more marketing to get more leads/deals but only being in my 3rd full month of marketing I want to understand the systems and get the reps. One of the biggest pitfalls for newer flippers is hiring too early and not having the systems/infrastructure to support. Do you agree?

Subdivide $250K Profit - Community Member Brought it!
Just bought a deal sourced from two community members. We are subdividing a rural 67 acre tract it into 7 Lots. They needed our help on the execution and they are going to make some good money as a result of it! Buy at $229K. Expenses: $10K (Survey, Perc Test) Projected Exit at $500K. Pebble vs Stride
Hi! Trying to find out which one is better? Any thoughts/feedback?

I use Stride. I am newer to land but I have multiple conversations with more tenured land flippers and I have heard they like stride over pebble. When I started a couple months back I wanted the best systems/platforms so when my business evolved I would not need to switch systems. Also the guys who created Stride (Seth Williams and Mike Balcom) are long time land operators themselves. just my 2 cents
