A few weeks ago I asked everyone one question: what's the number one problem in your land business right now? I expected lead generation or market selection. The sexy stuff. Instead, almost everyone said the same thing: DISPOSITION. Properties sitting, cash not coming back, deals that looked great on paper locking your capital while the next opportunity passed. Two of our Deal Engine Members sold their deals this week. Tyler bought a parcel in Ware County, Georgia for $4,000. He sold it for $21,500. He did that while working a W-2, like many of you here, that's demanding more hours than he expected. He kept building the business in the gaps. $17,500 gross on a single deal Nyson had 5 properties sitting on the market for nearly a month. Zero offers. He came from infill lots where deals move in under 30 days, so the silence was loud. This week, one of those properties sold at full asking price. $26k profit closing with traditional financing. Both of them highlight a key philosophy to winning in Land: PERSEVERANCE. This business will test you before it rewards it. The people who win are the ones who don't quit between the mailers and the money. Tyler and Nyson didn't and now the machine is feeding them. Deals Closed. Deals Sold.
Need advice - CA lead w/Home property included
A lead came through, but the owner wants to sell his home as part of the deal. Two-property deal as owner won't move forward unless the home is included. I've contacted a realtor, but can I still use my basic land offer contract to get the owner under contract instead of using a full-scale CA realtor style contract? I'm uneducated a bit when it comes to a home being involved. Any advice?
