The Script That Saved More of My Listings Than Anything Else
When a seller is frustrated about days on market, most agents get defensive. Don't. Here's what I say instead: "I hear you. Let's look at the data together. Here's what we priced at, here's what's sold, here's what's sitting. What would you do differently based on this?" That's it. You're not defending your price recommendation. You're inviting them into the conversation. Nine times out of ten, they come to the right conclusion themselves. Sellers don't want to be managed. They want to be heard and respected. What's a script that's worked for you in a tough conversation with a seller?
Why Your Sphere Isn't Sending You Referrals

Most agents go quiet after the transaction closes and then wonder why their sphere isn't calling. The fix is simple, not easy: Stay in front of them. Not with automated drip emails — with actual check-ins. A text. A call. A comment on their post. Give them a reason to think of you when someone brings up real estate. That means posting, showing up, sharing wins, sharing lessons. Be the person they're proud to refer — not just someone they vaguely remember. Your sphere is a pipeline. It needs maintenance. When's the last time you reached out to someone in your sphere with zero agenda?
