I had some bug wins and small wins! Big win: New loans in the pipeline, one new wholesale appointment and listed 2629 Island. Small wins, went to crossfit 4 out of 5 days, set up a cool automated pipeline update for the team, Hung out with the fam daily. Now off to finish teh week strong

This week, what actually worked for me was the dumbest video I’ve probably ever posted. By dumb, I mean simple. A water heater exploded at one of my Texas properties during the cold My property manager sent me the video. - Uploaded it to Instagram - Slapped a trending audio on it - Titled it: “My builder put a water heater outside… in Texas” That’s it. I had zero expectations. I wasn’t trying to educate. I wasn’t trying to go viral. I just needed to post that day for trial reels. I knew water heaters can be inside or outside. Go into the discver page and find a trending audio. Record some video pertaining to your line of work. Put a trigger text in the video and post. For real estate you can trigger people by being wrong... 🤣

What I’ve done: - Taco truck parked outside - Local companies sponsoring (coffee, dessert, title, lender, inspectors) - Real traffic. Real conversations. Real buyers (And Fake ones) Back in the day, I even had Tesla bring cars for test drives at an open house. This was before Tesla was Tesla. They needed exposure. I needed attention. Win-win. Here’s the part agents miss: You don’t need Tesla. You call any dealership or company: - New model rollout - Slow month - Local manager who wants eyeballs You pitch it as free exposure + qualified foot traffic. They show up. Every time. Why This Works - It’s not a gimmick—it’s experience marketing - Buyers stay longer - Neighbors come “just for tacos” - Agents remember who actually does interesting things - Sellers feel like you’re going above and beyond Most open houses are: A sign, a flyer, and an agent scrolling Instagram. Outreach sucks, It was a weakness of mine (Believe it or not) You don’t need a pitch. Pitches are for salespeople. We are in a relationship business. You need a reason to talk. One of my best lead sources has been Instagram, yes that is true. Ironically my second-best lead source has been small businesses. I dare you to call one today in a market near you. Tip for Contacting Small Businesses Lead with value. I own an Airbnb and I like to support local businesses by buying small gift cards for my guests so they spend money locally. Even if it’s a small amount, it adds up. Here’s a simple message: Hey [Name], I own a local Airbnb and I like sending my guests to solid local spots instead of big chains. I usually buy small gift cards so they spend money at places I trust. Even if it’s something small, I’d rather support you. If it makes sense, maybe we can create something custom or I can buy them in bulk. Now I know not all of you own an Air b n b. You can substitute Air b n b for your business. Hey, I own a real estate brokerage or Hey I run a small team of agents here in San Diego and for closing gifts we love to give clients gift cards for local spots near their new home…… Now it is turn: Drop Your Outreach Below 1. 3 people you contacted or who you want to contact 2. I reached out to a small pizza place that just opened near me and also DM’d five new agents on Instagram (Per day). For the pizza place, I used the Airbnb gift card script and led with value by offering to send guests their way instead of pitching anything upfront. For the agents, I kept it extremely simple and opened with, “Hey, I need some help — what market are you in?” The responses were either positive or no response at all, but there were zero negative replies.
