Step 1: Control the room. Greet everyone. Make it clear you’re the one-stop shop for the home and the area. Yes—this means you actually studied the house and neighborhood.
Step 2: Capture data (casually). Start with their name when they walk in. From there, guide the conversation to get email and phone naturally.
ex: I can send you the buyer cheat sheet for this neighborhood—what’s the best email?
Step 3: Follow up immediately Monday follow-up is mandatory. But when they leave? Send a personal video text the same day.
Step 4: Ask for the consult: Be ready to book a buyer consult on the spot. Aggressive, not pushy.
